Fees

 

​​Property Finder - A fully comprehensive property solution. By understanding everything that is essential in your new property and getting to know you I search for the latest opportunities both on and off market. I coordinate with multiple estate agents and, if requested, take care of all correspondence and negotiation on your behalf until "the one" is found. I provide all the background details that would help you make a more informed decision, the properties history and a detailed overview of the specific area in granular detail. I also discuss potential uplift from improvements and the maximum historic value of the area down to the postcode even the preferred side of the road. I can accompany your viewings until you are certain or if you cannot be present vet properties and provide you with video tours of homes that may could be of interest.

I have extensive experience in negotiating the best possible price and with that agreed I can, if requested, monitor both the legal teams and the estate agents sales team to ensure the sale goes through smoothly with no surprises.

Following completion I can advise on anything from planning applications and Building Control, interior design to large extensions using some of the best build companies in the area.

 

 

The cost is straightforward : 1% +VAT of the properties negotiated purchase price. £2,000 is payable in advance as an initial payment, deducted from the total cost after completion.

If you prefer to do your own research but feel it would be of benefit to have someone experienced in the area and a qualified ABBE surveyor then I also offer ad/hoc visits with a verbal report. These are usually as support to evaluate a properties genuine value and structural integrity prior to engaging a full survey and solicitor. This is charged as at  £70 p/h
